Rates are subject to change without notice.
Reservations are recommended. We accept MC, Visa, AMEX and Discover.

Cancellation Policy for RV Accommodations:
A $95.00 Admin. Reservation Cancellation Fee will be charged for all cancellations.
Cancel 60 days or more prior to reservation, full refund minus $95.00 admin. cancellation fee.
30 to 60 days prior to reservation, 50% refund minus $95.00 admin. cancellation fee.
Cancel less than 30 DAYS prior to reservation, No Refund - All refunds take 2 weeks to process.
(No Cancellations or Refunds on any Holiday Reservation)
Rates based on 2 people, $5 additional charge for extra people per cabin or RV site.
5 years of age and under are free.
All online reservations must be paid in full at time of reservation.
2025 Cabin Check In/Out Times:
Cabin Check in time is: 4:00 pm / Cabin Check out time is: 11:00 am
2025 RV Site Check In/Out Times:
RV Site Check in time is: 1:00 pm / RV Site Check out time is: 11:00 am
Late check outs will be charged $75.00 for cabins.
Late check outs will be charged $35.00 for RV Sites.
Most sites have full hookups including water, sewer, 30 and 50 amp electricity.
We still have a few 30 amp sites that have not been upgraded to 50 amp.
If you are needing 50 amp service please request that when placing your reservation.
Cancellation Policy for Cabins, Rental Trailers & Park Models.
A $95.00 Admin. Reservation Cancellation Fee will be charged for all cancellations. NO EXCEPTIONS

Please Follow the Park Rules!
Please read the rules of our park, as each camper is responsible for knowing and abiding by them.
Non-compliance will result in termination of your stay with no refunds.
Quiet hours are from 10:00 pm to 7:00 am / Check-out time is 11:00 am
DRIVE SLOW! Speed limit is 5 M.P.H. – This includes all vehicles entering and exiting the park. NO SMOKING in the lounge, bath house or the cabins.
Guests are welcome to the park, they must check in at the office & leave
by 10 p.m. or you will be charged the additional person charge.
Please Help Conserve Water.
Pagosa Springs RV & Cabins operates on a well.
Do not wash vehicles from our drinking water supply, NO EXCEPTIONS.
You are not permitted to place a water splitter on our water supply hookups.
Please keep kids and small pets away from the irrigation ditch.
Driving across the grass is only permitted at the time of arrival and departure.
Please keep your personal vehicles off the grass at all times.
Please put all garbage in the dumpsters.
You are responsible if the sewer becomes clogged. Please be careful of what goes down the sewer. Only water & waste – no feminine products or garbage.
There have been on occasion - bear, fox and mountain Lions in and around the park.
Please don’t leave any food or garbage outside. Bring your coolers in at night.
You are responsible for your children – you will be held financially liable for their actions.
Pets are welcome. THEY must be on a leash at all times,
cleaned up after immediately and
NEVER EVER LEFT UNATTENDED IN A CABIN OR RV SITE.
Excessive barking will not be tolerated &
YOU WILL BE ASKED TO LEAVE WITH NO REFUNDS.
Dogs are not allowed to be tied up outside and left unattended.
No doggy pens are allowed to be placed on the grass.
Absolutely NO MATS, RUGS OR CARPET ARE ALLOWED ON THE GRASS.
No Tents of any kind and no hammocks or tree swings.

cannot be held liable for any accidents, injuries or damage to any person or property.
